The house has two storeys: on the ground floor there is a large living room with a kitchenette and an open-plan fireplace, opening onto the terrace, as well as a toilet; on the first floor are the two bedrooms with an en-suite bathroom (shower). The small garden is fully fenced, with a seating area and barbecue; about 200 m further up is the well-maintained pool area with sun loungers and parasols (shared with IUP866) at the owner’s farm. A TV and cot are available on request; the owner is also happy to cook local dishes for her guests on request. A washing machine is available for a fee. This holiday home is ideal for relaxing and as a base for excursions to the nearby Tuscan and Umbrian towns: Umbertide 15 km, Cortona and Città di Castello 30 km each; Arezzo, Montepulciano, Gubbio, Perugia and Assisi are all within an hour’s drive (45–60 km). Lake Trasimeno (20 km), with its child-friendly beaches and romantic islands, can be reached in less than 30 minutes. The small town of Mercatale has everything you need for daily life, including restaurants, bars and a colourful weekly market.
